If you’re trying to sell your home in today’s market, you’re faced with challenges, many beyond your control. However, there is something of which you can take immediate control, make a big difference and increase your showings… Your photography! Because today’s savvy buyers rely on the internet to find homes, it is important that online photographs immediately grab and keep their attention; otherwise, they will click to their next option. You cannot afford to have a potential buyer bypass your listing because your photographs do not showcase the best features of your home. The most effective photographs sell not only the home, but also sell the potential lifestyle. Lifestyle photographs or “glamour shots” embark on the senses and create an emotional connection to the home. Consider what you are really selling. Are you selling the beautiful Persian rugs or the beautiful hardwood floors underneath? Are you selling the elaborate window treatments or the breathtaking view of the backyard? By reducing busy patterns, textures and colors, photographs are clean, inviting and leave room for the buyer’s imagination. Whether you hire a professional photographer or take your own shots, there are ways you can prepare your home to be photographed. TIPS FOR TAKING GLAMOUR SHOTS: Turn on every light and lamp; bright, well-lit rooms are warm and inviting
Instead of taking every photograph at eye level, lower the tripod, kneel or shoot from the stairway Take fewer shots of empty rooms and focus on specific details such as intricate chandeliers
- Choose angles that doesn’t include the foot of a bed - Take pictures of heavily mirrored walls, particularly bathrooms, by shooting from the floor - Close doors to adjacent rooms you are shooting- Don’t forget to let down toilet seats and remove personal items such as toothbrushes, toilet brushes and plungers
